Where’s the cellar?

About 59% of all new single-family homes started in 2017 were built on a slab foundation, according to recent analysis from the National Association of Home Builders (NAHB).

A little more than 26% of new single-family homes included a full or partial basement while nearly 14% included a crawl space.

The NAHB said the most common foundation types differ by region and largely depend on the local geography and climate conditions.

New single-family homes with basements or crawl spaces were led by a rate of more than 82% in New England followed by about 79% in the West North Central region and a little more than 66% in the Mid-Atlantic region.

Slab construction dominated the South Atlantic at nearly 73% as well as the Pacific Coast at nearly 66%. Texas and the West South Central region also heavily turned to slabs with nearly a 98% usage rate.

Foundation types for residential construction are closely related to climate conditions, especially the frost line, the NAHB reported. Homes in colder areas, where codes require foundations built below the frost depth, are predominately constructed with full or partial basements.
